White Cottage Farm – The Unseen Footage Pt. 3

If you didn’t catch the quick chats in my Instagram Stories, we are finishing off a new space for a new office! Above our garage is an entire unfinished bonus space that we have never shared before. There is so much unseen footage here on the farm & I’m so excited to start sharing more with you guys. For the last few years, we weren’t really sure what we would want to do with that bonus space. We considered turning it into an apartment but after 2020 we decided we wanted a large home office for our team. We built our she shed to be an office space but it ultimately ended up being too small over time for our growing team and didn’t have space for additional amenities. Don’t worry… we are doing something fun with that space very soon! Our goal is to have a really open, gorgeous office space with all of the essentials for our team & an escape out of the main part of the house especially in these times where we are staying home more. Today we are just showing you the raw space, but trust me it will be looking a lot better very soon…

We are just in the beginning stages of the renovation! To give you an idea of the layout of our property, I’ve included an overhead shot of our property to get an idea of where things are below. This shot is a few years old but you can see that the house and garage are connected by a walkway. To help decipher what you are looking at with what we how the property looks today, the pool is located just above (to the north) of the house and the left (west) of the garage.

The pool is located between the house and the garage, the office will be above the garage. We started renovations here at the beginning of 2021 & have been making some progress so I wanted to give an update for you guys!

So far we have framed the walls, a utility closet, and a future walk-out door. The pool is between our house and the garage, so we set a “placeholder” in the garage for a future bathroom for both the office and pool area use. This week we are having spray foam insulation installed. We had installed a York Propane Furnace and ran ductwork along the side of the future office. The office needs to be used year-round so we need both heat and air conditioning. So we set up where a future small unit air conditioner is going to be installed inside the utility closet.

Above is the new HVAC system we had put in so that this space would be heated and cooled.

There are so many things that will need to happen before the office is usable space, I wanted to share a few of the upcoming projects & be sure to expect a blog post on these in the future. We are installing beadboard wall treatment vertically on the sides, and a v-groove shiplap style on the angled ceiling. Replacing the two windows in the dormers for better non-leaking windows and the window facing the pool is going to be a door with a future walkout small deck. The walk-out deck will be perfect to get some fresh air while working or even sit out on the deck to work on a nice day. It will also provide great shade underneath the deck to escape the summer heat when lounging by the pool. We are still in the section process of flooring but we are thinking of a thinner, Luxury Vinyl Plank type of floor to help keep as much headspace in the room as possible.

I hope you enjoyed getting a little peek into the office space and learning about my future plans for the space! With Jose & I both working from home and having a growing team we knew it would be super beneficial for years to come to have a larger office space. We are really excited to have a dedicated workspace where we can have team meetings, desk spaces for all team members, and can keep out projects the team is working on instead of having to pack them away to be able to eat dinner at the table later.
